Comfort in a 23-Ping Milk-Tea-Themed Home

Jeana tells the story of a new apartment, which, despite being brand-spanking-new, had its fair share of quirks. The Sunlight Residence Design Director, Jian Pei-Chen, reveals how the team tackled the challenges of a small, dark space with high expectations for air conditioning, humidity control, and soundproofing, all without lowering the ceilings - a tall order indeed!


Layout Transformation The design squad went full-on ninja with the space. They knocked down the wall behind the sofa to open up a small study, boosting both the public area and natural light. The team cleverly managed to hide the smoke extraction pipe and the heat exchange unit in the ceiling without making it feel like it's closing in on you. The solution? Arc-shaped designs and tiered lighting to play down the ceiling's presence. And to address the common new-building woe of thin floors and poor soundproofing, they stuffed the ceiling and floors with soundproofing cotton. Hello, private movie nights!


The Genkan (Entrance Hall) Makeover The entrance, previously a tight squeeze next to the dining area, got a refresh with an open clothes rack and a sleek shoe bench. The result? A more spacious feel with handy storage for coats and shoes.


Living, Dining, and Kitchen Area Given the homeowner's love for quality audio-visual experiences, the living and dining area had to be top-notch. The heat exchange unit's piping was neatly tucked away near the floor-to-ceiling windows, hidden by a curved window frame adorned with double-layer curtains. This not only cleverly concealed the pipes but also added a touch of elegance to the milk-tea color scheme.





The Study What was once a cramped space behind the sofa is now a neat L-shaped desk area. The designers ingeniously wrapped the bulky beam with piping to minimize space usage. The desk might look simple, but it's wired for HDMI, making controlling the TV a breeze.



The Bedroom In the compact bedroom, a light headboard with integrated lighting replaced the traditional bulky setup. The same window-side pipe challenge was met with a minimalist arched design, softening edges and creating a seamless look.




The Unseen Details Director Jian reveals that having worked with the homeowner before, the team knew exactly how to tailor the space to their high standards. Every inch of the 23-ping apartment was carefully thought out, from climate control to soundproofing to storage solutions. The homeowner stepped into the completed apartment to find it even more spacious and inviting than before – a testament to the power of smart design.
