Vancouver Home Renovation Cost: A Personal Journey Through Costs and Choices

As many of you know, rebuilding a detached home in Vancouver can be prohibitively expensive. But what about renovations? Let me break down the costs for you, based on my recent experience renovating a 40-year-old, 2700 square foot home.


  • Kitchen Makeover - $30,000 to $40,000: Our kitchens are the heart of our homes, and giving them a new look can be quite an investment. For a small to medium-sized kitchen, like my 100 square foot space, replacing cabinets and quartz countertops costs around $20,000. For larger kitchens, this can go up to $30,000. Don't forget the appliances - a good quality fridge, stove, and dishwasher can add a few thousand dollars to the budget.




  • Flooring - $10,000 to $30,000: Choosing the right flooring is crucial. For standard flooring, you might spend about $10,000, but if you opt for hardwood, the cost can go up to $30,000. Carpets tend to be slightly more expensive than hardwood.



  • Painting - Around $10,000: A fresh coat of paint can transform your space. For a 3000 square foot home, painting costs hover around $10,000. This can vary based on paint quality and the complexity of your spaces




  • Bathroom Renovation - $15,000 per bathroom: Each bathroom remodel can cost about $15,000, including new fixtures like sinks, toilets, and showers or tubs. If you're planning to renovate multiple bathrooms, the costs can add up quickly.







  • Outdoor Spaces - Over $10,000: Never underestimate the power of curb appeal. Investing in landscaping for your front and backyards can start from $10,000, but it's worth every penny for that lasting first impression.

  • Miscellaneous Costs - Around $10,000: This covers everything from minor repairs to upgrading fixtures, wallpapering, and even adding new doors.

  • Garage and Laneway Houses - $100,000 to $250,000: Considering a new garage or a laneway house? Be prepared for a significant budget increase. A new double garage can cost about $100,000, while a laneway house can set you back at least $250,000.


Where to Get Materials? In Greater Vancouver, there are many options for building materials. I personally find Home Depot to have a wide selection. However, working with a renovation team can give you more options and might even save you some money.


In conclusion, while renovating your home in Vancouver can be a significant investment, it's often more cost-effective than a complete rebuild. Plus, the transformation can be just as satisfying.
